The house

Allt Beag is a gem of a house. Set in large grounds, this four-bedroomed Victorian property is beautifully proportioned, stately and light-filled. It has an elevated position looking down the Kyles of Bute and there are stunning sea views from the garden and all the front rooms.

It has been stylishly furnished and decorated throughout using the very best materials. Many of the original features remain, including cornicing and sash windows. These work alongside vintage finds and modern splashes to create a warm and inviting atmosphere. Think lounging sofas, thick rugs, old maps, colourful cushions, glowing side lamps and nautical touches. With large grounds, gravelled terraces, four bedrooms, a fabulous open-plan kitchen and dining area, roaring fires and an extended sitting room, it is just the place to relax with family and friends at any time of the year.

For those requiring access to the internet for entertainment, email or to connect with the office, broadband WiFi is accessible throughout the house.

Ground floor
Porch, entrance hall and bathroom
Stone steps lead up to a fine wooden porch, which is a great place to sit and watch the boats bob on their moorings and the yachts sail by. The large entrance hall leads through to a delightful little bathroom with a WC and wash-hand basin.

Kitchen/dining room
The spacious open-plan kitchen and dining area is a beautifully decorated space. The kitchen is every cook’s dream, fitted with the finest quality Bulthaup cabinets and Siemens appliances. The lighthouse-themed blinds add a lovely seaside touch. The dining area has gorgeous views out to the Kyles of Bute. It has a large dining table, open fire, art and a fine selection of books, and is a great place to eat, drink and relax. Quirky details, such as the map-of-the-world table cloth, give this room a colourful character.

Utility room and wet room
The kitchen leads through to a large utility room where you’ll find a washing machine, tumble drier, large sink and a door to the back garden. There’s plenty of space for coats and wellies. Just off this room is a fabulous tiled wet room complete with body jets and overhead shower, toilet and wash-hand basin.

Sitting room
Sink into the sofa, kick back and unwind. The sitting room – two rooms knocked through to create a space that’s the depth of the house – is made for relaxing. Two distinct areas remain, making this a flexible space where groups can gather together or enjoy separate activities. With an open fire, comfy leather sofas, cushions, throws and lots of vintage finds, it’s the ideal place to enjoy evening drinks, read a book, play games or while away the hours with friends. First floor
A grand staircase takes you up to the large first-floor landing. A beautiful original stained-glass window floods the stairwell with light. All four bedrooms lead off from the landing and have original fireplaces.

Bedroom 1
The master bedroom has a king-sized double bed. You can sit up in bed in the morning and look straight down the Kyles of Bute – quite a view to wake up to! There are some gorgeous pieces of antique furniture.

Bedroom 2
This bedroom has sea views, a coastal palette and a bright and breezy atmosphere. The two single beds can be made into a super king-size double if required.

Bedroom 3
At the back of the house, this room has views of the garden and woods beyond. The two single beds can be made into a super king-size double if required.

Bedroom 4
This bedroom, also at the back of the house, similarly has views of the garden and woods beyond. The two single beds can be made into a super king-size double if required. Look out for the old map on the wall.

Bathroom
The large, contemporary bathroom is superb. Only the finest materials have been used and the finishing is second to none. It has a shower over bath, toilet and wash-hand basin.

Outside
An extensive garden surrounds the house to the front, side and rear, affording spectacular views. The lawn is beautifully manicured, while the gravelled terraces at the front and to the side of the property are perfect for alfresco dining or an evening drink. In spring, the garden is particularly delightful, with one of the best rhododendron displays in Tighnabruaich.

Parking
Ample parking is available off the road at the back of the house.
